Foreclosure Specialist - Reasonable Diligence
Experienced writer with the ability to work under pressure and ensure strict deadlines are met. Thorough researcher that will examine large databases cross referencing information to obtain factual details for foreclosure timeline reviews. Prepare investigations for accurate and detailed review write-ups for dissemination throughout the company. Identify controllable and uncontrollable events in the foreclosure timeline pre- and post-sale. Direct escalated issues between the attorney and internal departments that manage the foreclosure process. Work directly with investors while making decisions and providing resolutions regarding foreclosure to minimize risks and mitigate loss. Support internal staff with questions regarding FC timeline knowledge. Works both independently and with a team in a diverse environment.

Requirements

Essential Functions/Specific Duties: 

  • Reviewing referrals to foreclosure counsel and confirming that foreclosure counsel is aware of HUD first legal deadline dates.
  • Providing documentation, information, and updates to foreclosure counsel.
  • Telephonic communication with foreclosure counsel to resolve complex issues timely and efficiently.
  • Managing upcoming HUD first legal deadline dates to avoid curtailments to the company.
  • Communicating issues preventing foreclosure counsel from completing the HUD first legal deadline date.
  • Managing the foreclosure timeline on foreclosure loans according to established timeline expectations.
  • Mitigating risk for the company through proper risk identification, handling, and resolution.
  • Timely and accurate review and execution of foreclosure-related documents necessary to proceed with a foreclosure action.
  • Review and resolution of title curative actions in partnership with foreclosure counsel.
  • Review and resolution of contested foreclosure actions in partnership with foreclosure counsel.
  • Timely and accurate correspondence with internal departments and other stakeholders to maintain high-quality customer service and satisfaction.
  • Timely and accurate preparation of bidding instructions for scheduled foreclosure sales.
  • Timely and accurate processing of foreclosure sale results.
  • Responsible for meeting departmental production, quality, efficiency, and time-driven goals.

Qualifications/Job Requirements:

  • Proficient with Microsoft Office (Excel, Word, Outlook) (required)
  • Strong Professional and interpersonal written and verbal communication skills (required)
  • Ability to perform in a fast-paced environment (required)
  • Ability to read legal terms and conditions and understands their meaning and how it applies to work processes (required)
  • Advanced multi-tasking and organizational skills with strong attention to detail(required)
  • Strong collaboration skills (required)
  • LoanSphere experience (preferred/not required)
  • General knowledge of mortgage, default servicing, and foreclosure (preferred/not required)
  • Foreclosure Timeline knowledge (required)
  • Knowledge of mortgage banking, familiarity with RESPA, FFDCPA, GLBA, and federal and state laws related to foreclosure and bankruptcy processes (preferred/not required)
  • Knowledge of Reverse Mortgage servicing and processes (preferred/not required)
  • Ability to work in a remote environment (required)

Experience:

  • 3-5 years of foreclosure experience (required)
  • 3-5 years of mortgage/default servicing (preferred/not required)
  • 1-3 years of experience with default servicing software (preferred/not required)
  • 1-3 years of title curative experience (preferred/not required)
  • 1-3 years of Reverse Mortgage servicing experience (preferred/not required)

Education:

  • High school diploma or equivalent (required)
  • Post high school education preferred (preferred/not required)
